Anyone know any homes/trailers going for 40k?
It looks like I have around 40k to play with to find other living arrangements.
I have no unemployment to look forward to and the only income I can really count on is already signed away to hospice. I was paying my moms place with her social security check on her orders but I'm not too sure how legal it is. I already authorized them to keep her social security check for hospice, so I'm not too sure how legal it is for me to keep paying her spot with her funds.
I asked the nursing home and they said it was okay but they are not hospice. Hospice gets back to me on monday.
edit for: Had a really productive conversation with hospice and let them know that I wasent committing fraud, and that mom ordered me to pay her apartment in her name with what I thought were her funds. Even after I settle all outstanding business I will still have 40k.
I will move anywhere in the US. Help me overlords! You are my only hope.

Income first, then housing. If you buy a place with no reliable way to cover insurance, utilities, and taxes (never mind the unpredictable but inevitable upkeep and repairs), you will surely lose it.

Stop trying to buy a house.
Rent. You have enough to support yourself for a couple of years if you don't move to a high-rent area. Rent, find a job, get yourself a solid, reliable foundation with predictable income.
Right now buying with your whole nest egg is a recipe for homelessness.

Lake Tansi http://www.holidayoutrvpark.com/ Swell looking little place where you own a share & trailer, and only pay a minimum monthly HOA of $55. There is one on that website for $14,000
I'm no where near this place, it came up by accident on craigslist, but if I was retiring I'd consider it if I couldn't find something overseas. Overseas being better for health care, but you have cats and need to work. Probably better that you live cheap and earn less in TN in order to maximize on assistance. I've got no idea about that or how that works though.

You are only looking to buy because of the cats. If it comes down to renting and getting yourself in a better life or the cats, you need to choose yourself. You can provide a home for more cats later, if that's how you need to see it.

Oh God Lake Tansi. It is..or was...a time share nightmare. My dad and us went to one of their meetings then was power sold on a time share in the early 80s. We never went and it was hell for him to get rid of it.

You should go to Las Vegas (or the nearest casino) bet all $40k on the roulette table (I recommend black) then you will have doubled your money. Do that a couple more times and you won't have to worry about working. It's foolproof!

Listen to this man. The country is supposedly hitting all sorts of ridiculous job numbers lately (but believe me, after spending 8 months unemployed with three family members (and two cats) to support, I understand the hopelessness of a job search) so if San Bernardino isn't working out for you, get out of there as soon as you can. $40k in rent can you get anywhere that isn't a big city and give you plenty of time to get things together. FWIW, I'm living in a low cost-of-living area. I am supporting myself and two kids on less than $20k/year, including food stamps and similar benefits. Here, that 40k would give you two and a half to three years to find a job and establish a decent life for yourself.
That said, you don't want to be somewhere like where I'm at. It's a little too low cost here as a reflection of the local economy. Someplace more moderate would still give you one to two years, though.
Buying would give you a month.

You are getting really good, honest to truth advice that could quite simply save your life.
I can't say I know how you feel, because I honestly don't. But at some point you need to trust what others are telling you and put your life and circumstances over your cats.
It doesn't mean you are giving up on the cats, but in reality you would be doing right by them. I'd be willing to bet you could find either a no kill shelter or responsible, kind, and loving families that would gladly take your cats and provide them with the life that frankly you can't right now.
$40k is a lot more money than many people start over with and turn things around. Take that to heart and when you get things straightened out, go adopt more cats and/or volunteer.

Even in a city with a hot job market, $40k would cover rent for a year at $2000/mo. (1st month, last month, security, and finders fee would be $8,000 up front, leaving $22k to pay for another 11 months with $10k left for other expenses.) The risk would be higher, but so would the reward -- he'd be living in a desirable place with ample opportunities. Not saying this is the best path for Drazzil, just that $40k can buy a lot of opportunity virtually anywhere he wants to be. Assuming he doesn't blow it all on a house.

If you get a place for $40K or less, there's a reason it's $40K or less. The real estate market is fairly efficient.

It can get extremely cold on the Cumberland plateau so extra precautions are need to keep water pipes from freezing.

You have water to your own trailer, I would think the bath house is for lake use. There are decent places with prices like that in Florida too, but they're for 55+ year olds. Due to location, one park I know of would be million dollar units if someone built a condo tower there instead of 1960s mobile homes.

The real problem here is probably that it gets pretty lonely in the winter, if you don't need too many people around you'd be fine. If you like having people around it wouldn't be an ideal place for you to live.

What I don't see mention of is any septic or sewer connections, so trailers may need to use their holding tanks and dump them at the bath house? Wouldn't be an ideal situation if that's the case, but you could bypass most of the problem by installing a composting toilet.

No, not really. I didn't realize you were gone.
Drazzil is incredibly vulnerable right now and being told to ignore an explicit warning about freezing pipes is incredibly irresponsible. Especially when we have people who have conveyed their own frozen water pipes experiences.
As a Canadian where frozen water pipes are a fact of life, the idea that only old codgers who need an extra sweater would complain about it being a little cold is asinine.
I was perfectly happy being flippant. Since you think this is about you personally, we might as well make it so.

For the record my main criticism was that ignoring an explicit warning about freezing pipes in the winter is a recipe for disaster. I have no experience and offer no opinion on trailer living, other than I understand it's viable for many people.

Back to original topic, I've heard somewhere that there are "granny pods", 400 sq ft houses for single living. Can cost up to 125K though. But if you can DIY, there are supposedly plans that let you build one for 10K. There's a company on east coast that can will sell you one for $65K, plus another 12K for install and delivery. But it's ready to move-in, supposedly, all the fixtures and stuff.

Your best bet is to move to a low cost of living area, with a good employment outlook, and rent while establishing income. In the midwest, there are places you can rent a whole house for less than $1000. (And a house rental is more likely to allow pets).
$40k isn't going to get you anything worth buying. $40k is a down payment.

I'll add to the chorus of "oh god, don't buy, rent." If you rent, you're taking on a set of predictable housing expenses, which should be rent and utilities (though if you can find a place with some of these included, that's great). You shouldn't have any unexpected expenses, which is what you want.
If you buy, you're talking a down payment, then a whole mess of additional expenses that aren't always in your control. Something break? You pay to fix it. Property tax assessment go up? You're just on the hook for that. Owning can be a way to build equity, but it can super also be a money pit. Especially if you're buying the cheapest thing you can find. You do not want to take on that kind of potential expense when you don't have the income in place to support it. The consequences of not being able to cover homeowner expenses are way higher than not being able to cover renter expenses. Rent now, buy when things get more stable.
